Research Briefs

Short, plain-language briefs on civil engineering research topics relevant to Pakistan and AJK — seismic safety of houses, bricks, fly ash, expansive soils, recycled aggregate and cost overruns.

Seismic design of houses in AJK

Pakistan's Building Code (BCP 2007, seismic provisions) places most of AJK and the Potohar in moderate-to-high seismic zones. For load-bearing brick houses the key measures are a continuous plinth band and lintel band, vertical bars or small columns at corners and junctions, limited opening sizes near corners and a rigid roof diaphragm. Always check the zone and soil profile for the exact site.

Local burnt-clay bricks

Strength of hand-moulded kiln bricks varies widely between kilns. Testing a sample of 5 bricks for compressive strength and 24-hour absorption before ordering, and specifying the strength on drawings (e.g. ≥ 1500 psi), is the single cheapest quality step for masonry houses.

Fly ash and slag in concrete

Supplementary cementitious materials replace part of the cement, lower heat of hydration and improve long-term durability, but early strength is lower and curing must be longer. Trial mixes with cube tests at 7, 28 and 56 days are essential.

Expansive soils

High-plasticity clays (PI above about 25 and high free swell) heave when wetted and shrink when dry, cracking light buildings. Investigation with Atterberg limits and free swell, deeper foundations, moisture barriers and good drainage are the usual remedies.

Recycled aggregate

Crushed demolition concrete can replace part of the natural coarse aggregate in non-structural and low-strength concrete. Higher absorption and lower density mean the mix water and strength must be checked by testing.

Cost overruns in house construction

Most overruns in private houses come from design changes during construction, incomplete BOQs (missing tanks, boundary walls, finishes) and price changes. A detailed BOQ before starting and stage-wise payment plans reduce the risk.
