Who approves house maps in Mirpur?
In Mirpur city the Mirpur Development Authority (MDA) approves building plans in its controlled areas; in other towns it is the municipal committee, development authority or the housing society. Always check which body controls your plot before you design.
Documents usually needed
- Proof of ownership (registry / fard / allotment letter) and CNIC copies
- Site plan showing the plot, road widths and neighbours
- Architectural drawings — plans of every floor, sections and elevations — signed by a registered architect or engineer
- Structural drawings signed by a PEC-registered structural engineer (required for most double-storey and all commercial buildings)
- Soil investigation report for bigger buildings
- Approval fee challan and any NOCs the authority asks for
The usual steps
- Get a topographic survey so the drawings match the real plot.
- Have the design made to the authority's bye-laws (setbacks, covered area, height, parking).
- Submit the file and pay the fee.
- Site inspection by the authority.
- Corrections, if any, then the approval letter and stamped drawings.
Tips
Fees, forms and bye-laws change — confirm the current list with the office before you submit. Never start construction before approval: unapproved buildings can be fined, sealed or refused utility connections. We prepare approval drawings and follow the file for our clients.
